Polished concrete or grind and seal?
The two finishes can look similar in a photograph. The important difference is how the surface is created. Mechanical polishing refines the concrete itself; a grind-and-seal finish relies on an applied sealer for its final surface appearance.
Mechanical polished concrete
Progressively finer abrasives refine the slab to the agreed finish. Aggregate exposure describes the stone that is visible; sheen describes how the surface reflects light. These are separate choices, considered alongside the condition of the concrete and the use of the room.
A mechanically polished floor can still include specified protective treatments. The useful question is how the finish is achieved and maintained, rather than simply whether someone calls it “sealed”. Mechanical polishing is Slab Studio’s primary offering for residential and commercial architectural spaces.
Specialist sealed concrete
With a grind-and-seal approach, the surface is prepared and an appropriate coating or sealer is applied. The chosen product influences appearance, wear, maintenance and suitability for its environment. “Grind and seal” is a broad description, so a useful quote identifies the actual system rather than treating every sealed floor as equivalent.
Slab Studio considers specialist sealed concrete where mechanical polishing is not the right specification. It is a secondary option discussed against the slab and the project brief.
Questions that make the choice clearer
- Where will it be used? A living room, public entrance and outdoor area need different consideration.
- What is the starting surface? Existing treatments, repairs and the condition of the concrete should be assessed first.
- What appearance are you choosing? Agree exposure and sheen using relevant examples, with a site sample where appropriate.
- How will it be maintained? Ask for a care plan for the specified finish, including any renewal work.
- What does the quote cover? Compare preparation, edges, repair allowances and protection as well as the final finish.
Neither name alone establishes a lifespan, slip rating or maintenance interval. Those depend on the specified system and the conditions in which it is used.
